The week you
don't have to plan.

A modern villa above the Adriatic. A private pool, two rooftop hot tubs, and a sunset that does all the entertaining. Bring people you like — we'll handle the rest.

Why you're really here

Some holidays are a second job. Itineraries, queues, a list of things you're supposed to see.

Contessa is built for the other kind.

Late breakfasts. Long swims. The radical luxury of having nowhere to be and no one to answer to. You drive up once, unpack, and let the place take it from there.

The rooftop

Two hot tubs.
One horizon.

The top floor is yours alone. Sink into the water as the sky goes pink over the islands, pour something cold, and watch the day end on the Adriatic. This is the part of the trip people text each other about months later.

After dark

When the pool
turns blue.

The deck empties, the air finally cools, and dinner has no reservation time. Float on your back under the lights. Evenings here run on their own clock — and you're the only one keeping it.

Inside

Room for everyone — and for no one to be in your way.

Three floors of clean, light-filled space. Four bedrooms, two kitchens, and enough sofas that no one fights for the good one. Come as a family, leave as one regardless.

Golden hour, every single day.

The coast

Far enough to hear the quiet.

You're on the Zadar Riviera — the stretch of Croatian coast the crowds tend to skip on their way somewhere busier. Flat, open country runs down to a calm channel and a line of low islands. The sun sets over the water, which is the whole reason the roof faces west.

Beaches, a working harbour and good, unfussy seafood are a short drive. Old-town Zadar and its famous sea organ are close enough for an evening, far enough that you'll be glad to come back to the silence.

“We had a fantastic time in the villa and can recommend it without reservation. The whole place was outstanding — spotlessly clean, modern, and superbly equipped. We felt at home from the very first moment.”

“A perfect weekend with friends. The house lives up to what the photos promise — fully equipped, privately set and ideal for switching off. Pool, two jacuzzis, several balconies and enough bathrooms for a larger group. Plus a very friendly host. A clear recommendation.”

“The house has everything you need. The fit-out is genuinely top-notch and everything was immaculately clean — we were really pleasantly surprised. We were a group of seven and were absolutely thrilled. The hosts are lovely and reply instantly, with a completely separate entrance to their part of the house. The sandy beach nearby (10-min walk) is great too.”
